Before your stay, What to know before you come.
Booking and payment
How do I book, and what happens after the reservation is confirmed?
Please book via the "Check Availability" button. Once your reservation is confirmed, we will send you an email with full details and a link to register your guest information. Japanese law requires the name, address and occupation of every guest (guests from overseas without an address in Japan must also submit a copy of their passport). After registration is complete, we will send you the door code and check-in instructions.
Is there a child rate?
Children are counted as one person each, the same as adults; there is no separate child rate. Up to 6 guests can stay together.
Can minors stay without an adult?
This is possible only if a written consent form from a parent or guardian is submitted. Please contact us before booking.
What is the cancellation policy?
Cancellations made from 5 days before the scheduled date of stay incur 100% of the accommodation charge, as does a no-show without notice. Where a refund is due, it will be issued to the credit card used for payment.
Can I request a quiet room or a particular floor?
We will note your request, but we cannot always accommodate it. If you have a particular room type in mind, please check the details and select it at the time of booking.
Check-in and check-out
What are the check-in and check-out times?
Check-in is from 16:00 and check-out is until 10:00. Late-night check-in is possible any time after 16:00 (please be considerate of the neighbours at night).
How does check-in work?
We use self check-in to keep your stay private. Enter with the smart-lock code sent to you by email in advance — no face-to-face procedures, no waiting.
Is early check-in possible?
We may be able to let you in once the room is ready, but we cannot guarantee it. An additional fee may apply. Please contact us in advance via LINE or email.
Is late check-out possible?
Depending on availability, we may be able to extend until 11:00. If you would like this, please contact us early via LINE or email.
Private Dining
Are the visiting sushi and private chef courses served in the guest room?
It is served in the private dining room on the ground floor of your building, reserved exclusively for our guests. In a hideaway-like space where pale timber stands against exposed concrete walls, you can enjoy a special private dinner with only your family or group.
Is there a booking deadline for private dining?
Yes. To secure the chef's schedule and source the ingredients, all courses must be booked at least 6 days before your stay. These services are popular, so we recommend booking early.
Can you accommodate allergies or ingredients we would rather avoid?
Yes. For sushi, shabu-shabu and sukiyaki, and Italian alike, we will adjust the menu as far as possible if you let us know when booking.
Is it suitable if we have young children with us?
Absolutely. The ground-floor dining room is entirely private, so there is no need to worry if your children are a little lively. Bench seating makes it easy to sit side by side. Please let us know in advance if you would like the menu adapted for children.
Can I use the ground-floor dining room with a private chef or delivery I have arranged myself?
For reasons of hygiene and facility management, we do not permit externally arranged private chefs or caterers to enter the building, nor the use of the ground-floor dining room for parties. The space is reserved exclusively for guests who have booked our partnered sushi, Japanese hot-pot or Italian courses.
Facilities and amenities
What size and type are the beds?
The two main semi-double beds are made by Simmons, the same brand used by luxury hotels, for a genuinely good night's sleep. There is also a single bunk bed that children love, so a family of up to 6 can sleep in the same room.
Can I do laundry in the room? Is there a dryer?
Each room has a fully automatic washing machine. It offers only a simple air-dry function, so please hang laundry indoors using the hangers provided. If you need a full dryer, there is a coin laundry about a 5-minute walk away.
Is there a desk and Wi-Fi suitable for remote work?
Free high-speed Wi-Fi throughout. There is no dedicated office desk, but the dining table and the desk beside the bunk bed both work comfortably as a workspace.
Access and location
Where is the property, and how do I get there?
The address is 1-8-13 Fukagawa, Koto-ku, Tokyo. It is a 4-minute walk from Kiyosumi-Shirakawa Station and 5 minutes from Monzen-Nakacho Station. You can check the route on Google Maps.
Is there parking?
There is no parking on site, but there are several pay-by-the-hour car parks within walking distance.
Is it quiet enough to sleep at night? What is the area like?
It is very quiet. The building sits in Fukagawa's temple district, next to the grounds of a historic temple, with no tall buildings on the balcony side and an open outlook. At night you are away from the noise of the city, so the whole family can sleep well.
House rules and support during your stay
What should I do if something goes wrong during my stay?
For equipment faults or urgent problems, please contact us via our official LINE account or the inquiry form. Our staff will respond in turn. For operating instructions, please also refer to the manual provided in the room.
Is there room cleaning or a towel change during a multi-night stay?
There is no cleaning or linen change during your stay. Please use the washing machine provided in the room.
Can I send luggage ahead, or have it held for me?
To avoid problems, we do not accept mail or parcel deliveries. As the property has no front desk, we are also unable to store luggage. We recommend nearby coin lockers or a service such as ecbo cloak.
May I hold a party in the room?
To preserve the quiet of the area, we do not permit parties or events. This is a peaceful residential neighbourhood, so please refrain from loud conversation, gatherings and high-volume music.
Is smoking allowed?
The property is entirely non-smoking, including rooms, balconies and the building grounds. Please also refrain from smoking on the street, as this disturbs the neighbours. Please use a convenience store or similar location with an ashtray.

What should I do if I leave something behind?
Please contact us as soon as possible via LINE or the inquiry form. If the item is found during cleaning, we will ship it to the address you specify, freight collect. We cannot accept responsibility for items that are not found. Food and similar items are disposed of for hygiene reasons.

(Scope of application)
Article 1. Accommodation Contracts and related contracts concluded between the Facility and the Guest shall be governed by these Terms. Matters not provided for in these Terms shall be governed by laws and regulations or by generally established custom.
2. In these Terms, "the Facility" means the lodging facility to which these Terms apply — including facilities operating under the Inns and Hotels Act and private lodgings (minpaku) under the Private Lodging Business Act — together with its operator. These Terms apply in common to all such facilities.
3. Where the Facility agrees to a special arrangement within the scope of laws, regulations and custom, that arrangement shall prevail notwithstanding the preceding two paragraphs.
(Application for an Accommodation Contract)
Article 2. A person applying to the Facility for an Accommodation Contract shall provide the Facility with the following information.
(1) Guest name
(2) Dates of stay and expected time of arrival
(3) Accommodation charge
(4) Other matters deemed necessary by the Facility
2. If, during the stay, a Guest requests to extend beyond the date of stay referred to in item 2 of the preceding paragraph, the Facility shall treat the request as an application for a new Accommodation Contract made at the time it is put forward.
(Conclusion of the Accommodation Contract)
Article 3. The Accommodation Contract shall be deemed concluded when the Facility accepts the application referred to in the preceding Article. This shall not apply where the Facility proves that it did not accept the application.
2. When an Accommodation Contract is concluded under the preceding paragraph, the accommodation charge for the period of stay shall be paid by the date specified by the Facility.
3. If the accommodation charge is not paid by the date specified by the Facility, the Accommodation Contract shall cease to be effective. This applies only where the Facility has notified the Guest to that effect when specifying the payment date.
(Special arrangement waiving advance payment)
Article 4. Notwithstanding paragraph 2 of the preceding Article, the Facility may agree to a special arrangement waiving advance payment. Where different payment terms are set through a booking site or similar channel, those terms shall apply.
(Refusal to conclude an Accommodation Contract)
Article 5. The Facility may decline to conclude an Accommodation Contract in the following cases.
(1) When the application for accommodation is not made in accordance with these Terms.
(2) When no rooms are available due to full occupancy.
(3) When the person seeking accommodation is deemed likely to act in contravention of laws and regulations, public order or good morals in relation to the stay.
(4) When the person seeking accommodation is deemed to fall under any of (a) to (c) below.
(a) An organised crime group as defined in Article 2, item 2 of the Act on Prevention of Unjust Acts by Organized Crime Group Members (Act No. 77 of 1991), a member of such a group as defined in item 6 of the same Article, an associate member or related party of such a group, or any other anti-social force.
(b) A corporation or other body whose business activities are controlled by an organised crime group or its members
(c) A corporation having among its officers a person who is a member of an organised crime group
(5) When the person seeking accommodation has behaved or spoken in a manner causing significant nuisance to other guests or local residents.
(6) When the person seeking accommodation has repeatedly made demands on the Facility that are unreasonably burdensome and likely to significantly impair the provision of accommodation services to other guests.
(7) When the person seeking accommodation is a patient of a specified infectious disease (as defined in the Act on the Prevention of Infectious Diseases and Medical Care for Patients with Infectious Diseases) and the case is one in which accommodation should be restricted under laws and regulations.
(8) When violent demands are made in relation to the stay, or a burden beyond reasonable limits is demanded.
(9) When accommodation cannot be provided due to natural disaster, facility malfunction or other unavoidable causes.
(10) When grounds for refusing accommodation under the Inns and Hotels Act, the Private Lodging Business Act, other laws and regulations, or prefectural ordinances apply.
(Guest's right to cancel)
Article 6. The Guest may cancel the Accommodation Contract by notifying the Facility.
2. Where the Guest cancels the Accommodation Contract in whole or in part for reasons attributable to the Guest, the Facility shall charge a cancellation fee as set out in Appended Table 2.
3. If a Guest does not arrive by midnight (00:00 the following day) on the scheduled date of stay without prior notice — or, where an expected time of arrival has been specified in advance, within a reasonable period after that time — the Facility may treat the Accommodation Contract as having been cancelled by the Guest.
(Facility's right to cancel)
Article 7. The Facility may cancel the Accommodation Contract in the following cases.
(1) When the Guest is deemed likely to act, or to have acted, in contravention of laws and regulations, public order or good morals in relation to the stay.
(2) When the Guest is deemed to fall under any of (a) to (c) of Article 5, item 4.
(3) When the Guest has behaved or spoken in a manner causing significant nuisance to other guests or local residents.
(4) When the Guest has repeatedly made demands on the Facility that are unreasonably burdensome and likely to significantly impair the provision of accommodation services to other guests.
(5) When the Guest is a patient of a specified infectious disease and the case is one in which accommodation should be restricted under laws and regulations.
(6) When violent demands are made in relation to the stay, or a burden beyond reasonable limits is demanded.
(7) When accommodation cannot be provided due to force majeure such as natural disaster.
(8) When grounds for refusing accommodation under the Inns and Hotels Act, the Private Lodging Business Act, other laws and regulations, or prefectural ordinances apply.
(9) When the Guest smokes in bed, tampers with fire-fighting equipment, or otherwise fails to observe the prohibitions in the Facility's rules of use (limited to those necessary for fire prevention).
2. Where the Facility cancels the Accommodation Contract under the preceding paragraph, it shall not charge for accommodation services that the Guest has not yet received.
(Registration)
Article 8. By the date of stay, the Guest shall register the following items by the method prescribed by the Facility, including advance online registration.
(1) The Guest's name, age, gender, address and occupation
(2) For non-Japanese guests: nationality, passport number, place and date of entry into Japan, and a copy of the passport
(3) Date of departure and expected time of departure
(4) Other matters deemed necessary by the Facility
2. Where the Guest intends to pay the charges under Article 12 by credit card or another method acceptable in place of currency, the Facility may require these to be presented in advance at the time of registration under the preceding paragraph.
(Hours of use of the guest room)
Article 9. Guests may use the guest room from the check-in time to the check-out time stated in the information and booking details for each facility. However, in the case of consecutive nights, the room may be used all day except on the days of arrival and departure.
2. Notwithstanding the preceding paragraph, the Facility may permit use of the guest room outside the hours specified therein. In such cases, the Facility shall inform the Guest of the additional charge in advance and collect that charge.
(Observance of the rules of use)
Article 10. While on the premises, Guests shall observe the rules of use established and posted or communicated by the Facility.
(Operating hours)
Article 11. The Facility's principal operating hours are as stated in the information and booking details for each facility. Standard hours are as follows, but may vary by facility.
(1) Inquiries — 8:00 to 20:00
(2) Check-in — 16:00 to 22:00
(3) Check-out — until 10:00
2. The hours in the preceding paragraph may be changed temporarily where unavoidable. In such cases, notice will be given by appropriate means.
(Payment of charges)
Article 12. The breakdown of accommodation charges and other amounts payable by the Guest is as set out in Appended Table 1.
2. Payment of the charges under the preceding paragraph shall be made in currency or by credit card or another method accepted by the Facility in place thereof, at the time the Facility requests payment.
3. Even where the Guest voluntarily does not stay after the Facility has provided the guest room and made it available for use, the accommodation charge shall be payable.
(Facility's liability)
Article 13. The Facility shall compensate the Guest for damage caused in the performance, or non-performance, of the Accommodation Contract and related contracts. However, this shall not apply where such damage is not attributable to the Facility.
2. The Facility carries facility liability insurance to cover fire and similar contingencies.
(Handling when the contracted room cannot be provided)
Article 14. When the Facility is unable to provide the contracted guest room, it shall, with the Guest's consent, arrange other accommodation on conditions as similar as possible.
2. Notwithstanding the preceding paragraph, if the Facility is unable to arrange alternative accommodation, it shall pay the Guest compensation equivalent to the cancellation charge, and such compensation shall be applied toward damages. However, no compensation shall be paid where the Facility is not responsible for its inability to provide a room.
(Handling of items in custody)
Article 15. As a rule, the Facility does not store Guests' luggage before check-in or after check-out.
(Custody of Guests' baggage and personal belongings)
Article 16. If a Guest's baggage arrives at the Facility prior to the stay, the Facility shall take responsibility for its safekeeping only where it has agreed to do so before arrival, and shall hand it over at check-in.
2. If baggage or personal belongings of a Guest are left behind at the Facility after check-out and the owner is identified, the Facility shall contact the owner and request instructions. If no instructions are given by the owner, or if the owner cannot be identified, the Facility shall keep the items for seven (7) days including the day of discovery, after which they shall be handed over to the nearest police station.
(Liability for parking)
Article 17. Where parking is available at the Facility, the Facility rents out the parking space only and does not assume responsibility for the custody of the vehicle, regardless of whether the vehicle key has been entrusted to the Facility. However, the Facility shall be liable for damage caused intentionally or negligently by the Facility in the course of managing the parking area.
(Guest's liability)
Article 18. Where the Facility suffers damage due to the intent or negligence of a Guest, that Guest shall compensate the Facility for such damage.
(Governing law and jurisdiction)
Article 19. These Terms and the Accommodation Contract shall be construed in accordance with the laws of Japan.
2. Any dispute arising between the Facility and the Guest in relation to these Terms or the Accommodation Contract shall be subject to the exclusive jurisdiction of the Tokyo District Court as the court of first instance.

1. Percentages are the cancellation charge as a proportion of the basic accommodation charge.

3. For Golden Week, Obon, Silver Week, Christmas, the New Year period and peak inbound travel seasons, we may designate special periods and vary the cancellation charges set out above.
